Evaluate the elements of the regulatory process that impact the form, entitlement, and financial performance of property developments and investments, and alternative methods and techniques to provide cost-effective infrastructure provision.


In our LDEV 687 course, taught by Kent Anderson, we were required to create groups and present our findings from our Due Diligence Investigation of a condominium/marina project in Bradenton, Florida to Flatlander Equity Partners, L.P. Through this assignment, we provided supporting information in regards to the Viability of the investment. After having reviewed the corresponding documentation, we, unfortunately, found it best to terminate the contract and the development as a whole.

According to our findings, my team and I strongly believed the environmental regulations, along with the current conditions of the property did not support the development, as a whole. The Bradenton, Florida condominium/marina project had multiple Environmental, Legal & Regulatory, Physical, and Locational/Situs issues. Thus, through this project, it was clear to see how important completing the Due Diligence process is, as well as understanding the various regulatory processes which go into contracts and developments to understand the viability of an investment.
