Market Analysis is crucial during any Pre-Development Phase. In this case, our group in LDEV 664 was tasked with analyzing the Market Area & creating the Highest & Best Use for a site. The highest and best use for a site is determined by four components: Financial Feasibility, Physical Possibility, Legal Permissibility, and Maximum Productivity. In order to find the Highest & Best Use we identified the market, and Quantified the Demand & Supply. Through this, our group found that there was an unmet need for mixed-use & entertainment in the Eastern portion of College Station, Texas.
Understanding the highest and best use of Cain Road was a bit challenging in determining what would best suit the property. However, we found that our target market was college students, and our secondary market was residents of the B/CS community. Therefore, our team created a site which could be utilized during both the day and night time to adhere to the various demographics in College station, Texas. During the day, the site can be used for shopping, dining, and exercising. While at night, the site can be utilized for nightlife activities such as grabbing a few drinks, listening to live music, outdoor food trucks, and bowling.
