Create property development and investment opportunities in the form of “real world” land and property projects.


As John Keats declared, “nothing ever becomes real until it is experienced”, and has proven true during my time as a Master’s student in the Land and property Development (MLPD) program at Texas A&M University. As part of the MLPD program, I am fortunate enough to have skilled and experienced professors provide me with real-life scenarios and projects. With these assignments I have been able to use my Problem-Solving skills, combined with my learned knowledge, to deliver completed projects.

As a student in the MLPD program I quickly learned that Real Estate is a combination of disciplines which create Functioning and Feasible Development & Investment opportunities. As part of my final project in LDEV 668, we were tasked with creating a Business Plan which encompassed various Real Estate Disciplines.

We used the following disciplines to complete the project:

  • Development Conceptualization

  • Market Analysis

  • Business Structure

  • Planning and Entitlement

  • Project Management and Delivery

  • Financial Analysis

My teammate, Tim Ryan, and I acted on behalf of Newman Development, Ltd., contracted with Hillwood Residential, Ltd., to purchase four residential villages, in the Twin Creeks Master-Planned community in Allen, Texas, for land totaling 171.8 acres. . We consequently made a decision, with the majority equity partner, George Jones at Priority Investment, Ltd. to pursue the project. Thus, we created a Development Program, along with a Discounted Cash Flow (DCF) analysis to prove Financial Feasibility of our development. Accordingly, we initiated Due-Diligence investigations and created our business plan as if we were conducting meetings with lenders and potential builders to solicit their participation.
